The Pawling Rotary meeting was the setting last Tuesday for an update by Alex Wong, Senior Project Manager for Castagna Realty’s mixed use project now starting its first phase of 81 units of senior housing as part of the 200 acre property along the Eastern side of Route 22 just north of Hannaford’s in Pawling. Once completed, the project will eventually yield 400 units of senior housing, 167,000sf of medical office, 200,000sf of retail space and a hotel with 100 acres dedicated as preserved open space. As part of the developments first phase, 100 units of assisted living and 65,600 square feet of medical facility space is planned after the 81 units of senior housing. Mr. Wong also indicated that upon completion of this initial phase, 800 permanent jobs and 1,200 construction jobs will have been created by this project and over $4.5 million will have been added to Pawling’s tax rolls.
Following completion of phase one, subsequent construction will add 110 Town Homes with varying amenity packages, each with 1600 square feet of living space plus garage as well as additional office and retail space as the market demands. However, the focus is squarely on phase one of this five- to seven-year project.
Pawlingites will soon see sewer construction along Route 22, connecting this site to already existing lines. This has been funded privately by Castagna Realty with some aide from the State of New York in recognition of the need for economic development in eastern Dutchess County. Water will be provided by a private well system, and upgrades to the entrance off of Route 22 will include an access lane with traffic light.
More information will be provided for the senior housing applications towards the end of this year. The planned opening for this first phase of senior housing is scheduled for the late spring of 2016.
